Our deepest focus is investment property.

Edler-Geist works investment real estate in Germany end to end: finding properties that make sense as positions rather than purchases, the financing behind them, and the coverage and structure that protect them once they're yours. For residential property meant to live in, we bring in a trusted partner network and stay on the broader picture, but our own focus, where we work most deeply, is real estate as an investment.

We hold both real estate and insurance licenses, and we work a dedicated financing partner alongside every investment case. That means the property, how it's financed, and how it's protected get handled as one conversation, with one point of contact, not three.

How we work

Three parts of the same job.

Investment property isn't a moment, it's a position. Each stage is handled with the next one already in view.

Tailored advice before any property

We don't start with listings. We start with you. What you're actually trying to build, what fits your situation today, and what fits the longer arc. A property you can technically afford isn't the same as a property that serves where you're heading, and the wrong answer is usually a smaller one than what your longer-term position actually calls for. Only once we understand what you're solving for do properties enter the conversation.

Financing handled, in your language

Every investment case has a dedicated financing partner working it alongside us, through German banks and in German or English when needed. You stay in the conversation with us, not handed off to a separate process. For international clients that means the financing piece happens in a language you can actually negotiate in. For everyone, it means broader lender options than any single bank advisor can put on the table.

Beyond the closing

A property is a position you'll hold for years. Refinancing, the second purchase, the portfolio question that comes up three years in, those are when good advisors matter most. We stay engaged after the deal closes, because the work isn't done when the keys are.
